Roofers price from the actual roof surface, not just the home's floor area. A simple ranch roof can have less cutting and labor than a roof with multiple valleys, dormers, steep slopes and transitions even when the houses are similar in size.
Ask whether the estimate is based on a measured roof area and whether waste for hips, valleys and cuts is included.
Tear-off and the roof deck
