Two kinds of warranty

  • Manufacturer warranty: covers defects in the shingles or metal themselves. Coverage and terms vary by product and may require registration.
  • Workmanship warranty: comes from the roofer and covers installation mistakes. Most roof failures in the first years come from installation, so this one matters.

What makes a good warranty

  • It is in writing, with clear terms and length
  • It says what is covered: materials, labor or both
  • It explains how to make a claim and who to call
  • It lists what voids it
  • It comes from a company likely to be around to honor it

Questions to ask

  • Is the warranty transferable if I sell the house?
  • Does it cover labor, or only materials?
  • Does anything I do, like adding a satellite dish, void it?
  • Will you register the manufacturer warranty for me?
