What is usually covered, and what is not

Homeowners policies generally cover sudden, accidental damage, such as wind or hail from a storm. They generally do not cover wear and tear, age or lack of maintenance. Your policy, your deductible and the cause of the damage all matter, and only your insurance company decides what is covered.

Actual cash value vs. replacement cost

Some policies pay replacement cost, the cost to replace the roof with similar materials. Others pay actual cash value, which subtracts depreciation for the roof’s age. Some roof coverage changes as the roof gets older. Find out which you have before you need it.

How to file a roof claim

  1. Document the damage with dated photos (see how to spot storm damage).
  2. Prevent further damage if you can do so safely, and keep receipts.
  3. Contact your insurer promptly. Many policies have time limits for reporting damage.
  4. Meet the adjuster when they inspect the roof. Having your roofer’s documentation on hand can help.
  5. Review the insurer’s decision and scope, and ask questions about anything that is unclear.

  • Is my roof covered at replacement cost or actual cash value?
  • What is my deductible for wind and hail?
  • How long do I have to report damage?
  • Will an adjuster inspect the roof, and when?
  • How are payments issued, and is any held back until work is done?

Talking with the adjuster

Be factual and specific: when the storm happened, what you noticed and what you have documented. Ask the adjuster to explain anything you do not understand. A roofer can document the roof’s condition for you, but your insurer makes the coverage decision.
